Blue Water Expands KOA Portfolio with Winegar Family Partnership

Blue Water has entered a new management partnership with the Winegar family, taking over operations of Island Park KOA Holiday in Idaho and Kingman KOA in Arizona as of May 1, 2026. The addition brings Blue Water's KOA portfolio to 9 parks and marks the company's second property in the Yellowstone National Park corridor. 

Ocean City, MD — May 6, 2026 — Blue Water, an outdoor hospitality investment, development, and management company, today announced a new management partnership with the Winegar family, a family-run organization with deep roots in the parks and campground industry. Effective May 1, 2026, Blue Water assumes management of two properties: Island Park KOA Holiday in Island Park, Idaho — formerly known as Valley View RV Park — and Kingman KOA in Kingman, Arizona. 

The partnership brings Blue Water's KOA-branded portfolio to 9 parks and strengthens the company's presence near Yellowstone National Park. Island Park KOA Holiday joins Sun Outdoors Yellowstone North as Blue Water's second property serving guests in the Yellowstone corridor — one of the most heavily trafficked national park destinations in the country. 

Island Park KOA Holiday, Idaho, sits at the gateway to Yellowstone, drawing a large transient guest base moving to and from the park. The property adds diversified revenue through on-site operations including a laundromat and gas station, making it both a destination stop and a service hub for travelers passing through the region. 

Kingman KOA Journey in northwestern Arizona operates as a similarly high-traffic transient park right off of Route 40. Both properties benefit from strong drive-to positioning and consistent demand from guests traveling through their respective corridors. 

A Partnership Built on Shared Values

Blue Water's interest in the Winegar properties was driven by several factors: their proximity to national parks and major travel corridors, diversified on-site revenue streams, and the family's established guest-first operational culture. Family-run parks with a proven reputation represent a segment of the market where Blue Water has consistently seen strong management outcomes. 

Continued Expansion in the Yellowstone Region 

With Island Park KOA Holiday now under management, Blue Water operates two properties within the greater Yellowstone ecosystem. The company's existing presence through Sun Outdoors Yellowstone North gives it operational familiarity with the demand patterns, seasonal dynamics, and guest profile unique to this market. 

Renovation plans and additional amenity investments for both properties are under evaluation, with details to be announced.
